OwnerPilot Inspections

The joint inspection, done properly, on a phone.

Section 5(3) of the Rental Housing Act says the landlord and the tenant inspect the property together — at move-in, and again before the lease ends. Miss it and the landlord loses every claim on the deposit. Whether you let a hundred flats for others or one of your own, this is the tool that makes the joint inspection the easy path.

Walk the flat, one section per screen

Good · Wear · Bad · N/A on every line, a photo demanded only where something is wrong, and it all works in a lift with no signal.

Both parties, both phones

The tenant walks with you on their own phone. Where you disagree, both positions go on the report — nobody overwrites anybody.

Signed on the device

Fingerprint, face or PIN on the signer’s own phone, a drawn signature, or a name. No biometric is ever stored.

The deposit clock

Seven, fourteen or twenty-one days, worked out from the Act and shown on every record so a refund is never late.

The POPIA notice, first

The tenant is told what is recorded and why before the first item, and the acknowledgement is kept with the report.

One PDF, sent to everyone

Finalise, and the report goes to the landlord, the agent and the tenant by email, with every signature and photograph.

Each finalised report uses one credit. Running out never stops an inspection in progress — the balance goes negative and is invoiced.

For letting agencies

Agencies are onboarded with a signed operator agreement under POPIA, their own branding on every screen and report, team seats for every agent, a retention period they control, and a record of every time the platform looked at their data.

For owners letting their own place

No setup and nothing to learn: one account, one property at a time, the same joint inspection, the same signed report and the same deposit clock — paid per report, only when you finalise one.
