How an inspection runs

From the booking to the deposit.

  1. Book

    The agent books the inspection against the property and the tenancy. Landlord and tenant are told when.

  2. Walk it together

    Every room, on the phone. Each item rated, each mark photographed, either party's comment recorded next to it.

  3. Sign

    Both parties sign on the screen, at the property. The report is sealed.

  4. Send

    The PDF, photographs included, is e-mailed to landlord and tenant within minutes. Your agency's name on it.

  5. Settle the deposit

    At the end of the lease the outgoing report is compared to the ingoing one, item by item, inside the legal window.

The Act is followed

The Rental Housing Act requires a joint inspection at the start and the end of a lease. Every inspection is joint, or the report records why it could not be.

Nothing changes after signing

A signed report is immutable and time-stamped. What either party reads later is exactly what was agreed at the property.

Do our agents need special hardware?

No. The inspection runs in the browser on any recent phone. Photographs go straight from the phone's camera into the report.

Can a landlord or tenant refuse to sign?

Yes, and the report records it, with their comment. A refusal on the day is far easier to resolve than a dispute at the end of the lease — and the photographs stand either way.

What does the landlord see?

Their own page: the properties you manage for them, every inspection report, and the deposit clock on each tenancy. They can download any report, and they can see who has opened it.

How is it priced?
